A Snapshot of Your Day

Be responsible for site facility management and property implementation, budget and saving project management. Acts as the site FM leader and trusted business partner to plant management. Drives contractor performance and holds suppliers accountable for service quality, compliance, and continuous improvement. Takes ownership of operational issues and escalates risks proactively. Demonstrates strong communication, influence, and decision-making capabilities under pressure. Balances operational excellence, compliance requirements, and cost efficiency while supporting business growth.


How You’ll Make an Impact

  • Implement property functionalities, aligned with operating company’s specific needs to ensure functional performance of properties.
  • Maintenance plan execution: Define and implement the local maintenance plan based on functional requirements and asset value protection in alignment with the broader global real estate strategy and company goals. Ensure that all properties are properly maintained, repaired, and upgraded as needed. This involves coordinating maintenance teams, addressing repair requests, and planning for necessary upgrades to keep the properties in necessary condition.
  • Manage and control maintenance measures and cost: Define and monitor repair, maintenance and modernization measures, based on global SE RE’s (maintenance) strategy which includes asset value protection. Responsible for project / basic / OPEX maintenance cost control.
  • Monitoring the facility service provider in day-to-day business: Selection, commission, management, and monitoring of subcontractors for FM, FS and security services. Specification of the services to be delivered and ensure compliance with SLA’s and other contractual agreements, ensuring quality of services as well as adherence to internal and legal requirements. Set up and track measures for supplier development.
  • Maintenance data integrity for operating companies: Data management, ensure that all information required by management as part of the regular control processes is available in reliable quality.
  • Reporting: Ensure data quality for monthly maintenance forecast call in a timely manner.
  • Budget and savings: Plan and control the budget for the operating companies. Define, execute, and track savings measure – supported by FIN. Implement cost efficiencies and process improvements.
  • Compliance with legal requirements and RE policies and REU EHS execution: Ensure and actively monitor that RE operations comply with safety regulations (EHS) and other relevant local legal, operational and SE regulations, defined RE processes and internal standards. This includes external service provider.
  • Risk management: Identify potential risks that might affect the properties and operations within the operating companies and implement solutions to mitigate them. Collaborate in operational emergency management.
  • Support improvement and innovation: e.g. CIP and sustainability initiative: i.e., implementation of sustainability practices within the operating companies, such as energy efficiency measures, renewable energy integration, and green building certifications

What You Bring

  • Bachelor’s degree or above in Facilities Management, Engineering, Architecture, Real Estate, or a related discipline.
  • Over 10 years of professional experience in responsible activities in the facility management / facility service area as well as knowledge and experience in the planning and implementation of maintenance in the manufacturing environment with Leadership experience.
  • Proven experience in managing outsourced FM service providers, security services, maintenance contractors, and other contract-bound vendors through SLA and performance management.
  • Solid knowledge of industrial facility operations, including maintenance planning, electrical systems, HVAC, fire protection systems, special equipment compliance, and statutory inspections.
  • Strong experience in budget planning, cost control, supplier optimization, and driving productivity and cost-saving initiatives.
  • Experience in implementing digital solutions, data-driven facility management, CMMS, CAFM systems, and continuous improvement programs.
  • Project management experience in facility upgrades, infrastructure improvements, maintenance projects, and workplace transformation initiatives.
  • Strong problem-solving skills, ownership mindset, and the ability to work independently while influencing stakeholders across various functions.
  • Fluent in English and Chinese, both written and spoken.
